HMCO, LLC is a mortgage broker, not a mortgage lender. Mortgage loans are arranged with third-party providers. Product availability and eligibility depend on approved third-party providers and applicable requirements.
Nothing on this website is an approval, preapproval, commitment to lend, lock agreement, Loan Estimate, Closing Disclosure or guarantee of any result. A borrower is not obligated to accept any mortgage by viewing this website or submitting an inquiry or application.
3. Rates, payments and calculators
The national average shown is market information, not an HMCO interest rate, annual percentage rate, offer or commitment to lend. Interest rates can change and may not be available at application, commitment or closing.
Calculator results are estimates for educational purposes only. They are not a Loan Estimate, rate quote, credit decision, approval or commitment to lend. Taxes, insurance, fees, mortgage insurance and program requirements vary. Results can differ because of rounding and assumptions. Do not rely on a calculator as the sole basis for a purchase, refinance, equity or payoff decision.
4. Licensing and state availability
Mortgage services are offered only where HMCO and the applicable Loan Officer hold required authority and where the transaction is otherwise permitted. Florida is currently listed as licensed. HMCO’s New York mortgage broker application is pending, and the website does not accept applications for New York properties. Written licensing disclosures control over map colors or other visual elements.
HMCO may change, add or remove state availability without notice to reflect licensing, staffing or program changes.
5. Third-party websites and secure applications
Links may open independent services such as the secure application portal, scheduling tools, lenders, government resources and social platforms. Those services have separate terms, privacy notices and security practices. HMCO does not control and is not responsible for third-party content or availability.
